What would you offer on this house?

Just for fun... Not actually looking to buy but it might start an interesting discussion...
I've been pondering a sensible offer on this place:

It's new-build, been on the market for almost a year, and is now advertised £55k under the valuation. Seems like a fairly unusual situation, and I'm struggling to think of a sensible first offer.
Factors that will give the buyer leverage:
+ New build - developer may be keen to shift it for cashflow, plus will likely be sitting on a tidy profit at any sensible sale price
+ New builds have got pretty negative media coverage recently
+ Been sitting on the market for 10 months, so you'd have a good chance of being the only serious buyer
+ I'm not sure I believe the valuation. Got a steep garden and not much privacy.
+ Area is a commuter town to Edinburgh, but I can't imagine there are that many buyers with that budget in the area
+ Not part of a development, so no incentive for the developer to maintain a high selling price
Factors that will give the seller leverage:
- New build, highly specced
- Nothing similar on the market in the area
- Already advertised well under the valuation
So, whatcha think? What would you offer?

An impossible question to answer...as an investment, as a family home, do you like the area, do you like the house, what is your top spending price. Unless one is actually buying it it is impossible to say really.0 -

Of course. But it's a hypothetical question.
As far as what I'd offer... I could imagine a lowball offer of £600k being an option, or perhaps it's a bargain at its advertised price and I should snap it up before someone else does! This one seems trickier than others (and therefor a better challenge for the MSE gang!)0 -
Picture 30 worries me. Looks like a shared entrance and another house will be build alongside it.

If its been that long on the market with that reduction, it is likely there is not much profit in it for the developer at the current price as he would have probably dropped the price more generously by now.0

They have made some very peculiar/individual style choices.
I am no style guru, but they "grate" with each other and, I bet, aren't the style many people would've chosen.
I'd find the house too annoying to put any offer forward... it's a peculiar house, that just "feels wrong" and "looks wrong" ... and is strangely bereft of any soul, it's a "sad house". It'd creep me out.0 -

The house in Cardrona is so much better. Peebles is relatively cheap compared to other areas and i think the lack of country love in this house makes it highly undesirable.
Add £20k stamp duty and other costs and it's a likely loss on resale one day.
Houses and gardens like this are what people want

I don't like it either .Inside is one big open space with no cosy feeling and lots of wasted space such as on the landing and hallways. The main bedroom is oddly shaped and the main sitting room is upstairs with a bedroom downstairs. If the latter is to help a disabled person, then the former would exclude them from the larger socialising room.
Outside it looks bleak, drab and unfinished (no drive paving, no garden, house walls look like drying out plaster awaiting cladding) there is obvious photoshopping (improbable sky) and to me it lacks substance, looking more like a high quality architects illustration than a real property.
There are much more attractive properties for that kind of money.0
