do I have to accept an offer?

If an estate agent manages to get a full price offer on my house do I have to accept it?

What if I thought maybe they had undervalued it, or I just changed my mind about selling?

Would I be under any obligation with the agent, to pay any fees for marketing if I turned an offer down?

Thanks for any info.

    Why would you put it on the market without wanting to sell it?

    You also need to plenty of research yourself on asking prices. There’s more than enough price data out there.

    You don’t have to accept an offer but I don’t think you’ll be making any friends and some contracts may require payment.

    You'd need to read your contract with the EA.

    If it's genuinely "no sale, no fee", you won't have to pay.

    But it might have a clause saying that the fee is payable if they introduce a "ready, willing and able buyer". The EA might argue that they have met that requirement, if they get a full price offer.

    As has already been pointed out, it depends on the precise terms of the contract you have entered in to.

    However, it does beg the question, if you weren't happy with the price, why did you agree to put it on the market at that figure?

    It appears to just say a fee is charged once contracts are exchanged
