Criss Cross Lease

I am interested in a maisonette that has a criss cross lease with the other flat owner (it is a converted house with a ground floor flat and a maisonette at the top of the house).
I'm told that the flat has a 999 year leasehold, and is subject to ground rent and service charge which have not yet been set up.
The criss cross lease is 60%/40% split due to the maisonette being larger.
The top flat (maisonette) has 100% ownership of the flat roof (where the loft has been converted) for the first 10 years, and there is a 10 year warranty for the flat roof.
I would be grateful for any feedback on this as it seems quite a complicated set up.
Also - is it common for a criss cross lease to come without the freehold, as I thought the definition of a crisee cross lease was that each owner has a lease to the flat they own, and the freehold of the other flat in the building.

Have you checked the Titles?
Pay £3 (each) here and buy the leasehold and freehold Titles to the building to see who owns what.0 -
