I work at a landlord insurance brokerage and this scenario is quite common as you may expect. It seems that the freeholder normally has the leaseholder noted on their policy to some effect (i.e. as a joint policyholder, interested party, etc.) to allow some of the building insurance benefits such as property owner's liability to be passed on to the leaseholder.
It is also advisable to look at getting your own landlords contents policy as they are usually less than £100 per year for someone with minimum contents and this policy should also include liability cover in respect of the contents. I know you said it is unfurnished but I assume there are carpets and curtains provided and surely something else that does not fall into the buildings category. Your tenant could trip over a loose bit of carpet and fall down the stairs as an example.0 -

I recently renewed my Landlord Insurance with Total Landlord Insurance, they reduced my premium by nearly 50% and were very easy to deal with online0 -
It was a compulsory condition when I was given consent to let by my mortgage company.0

Are you a member of a Landlord's Association? If not, joining one will provide you with a reliable source of advice and they are likely to have a list of recommended insurers available.0
