Hi
I am in the process of selling my house and the buyers solicitor has asked if any of the windows or door shave been replaced and to provide building regulations certificates.
We replaced the back door from and old rotten wooden one to a new upvc one bought from B&Q had a family friend who is a builder/joiner fit it.
I dont have a building regulation certificate what can i do as i dont particularly want to spend a fortune on someone from the council coming out.
Thanks

External doors and windows are covered by Building Regs. Either the fitter has to be FENSA (or other similar body) registered or you have to get building control approval after you fit them DIY.
Cost is probably £200 to get the building inspector out to issue an approval certificate. Is that a "fortune" compared to the selling price of your house?

Has your solicitor suggested an indemnity policy?0

Why is it that people think they can just ignore sensible laws that are put there to protect us (eg your buyer!) from eg cowboy builders, sub-standard products etc?
Oh never mind - get an indemnitty policy.
Wish I could take out an indemnity policy to cover me if I get caught speeding - another silly law just put there to satisfy Daily Mail readers.0 -

I only asked :rotfl:0 -
Thanks for your help ill discuss with council to have someone cone out to sign it off. £200 isnt alot in the grand scheme i thought it would cost alot more.
Another quick question am i likely to be asked to take out indemnity on windows and porch that were fitted/built in the 90s before 2002 building regs.0 -

That assumes the door complies and you are not forced to replace it.....
