Major Works on ex-Council Flat

    During the process was undergo, the vendor cancelled the offer and put the flat on market and then after 1 day said he is still processing.
    So the last ad (295) was in market was 1 day only, he said he was fed up because its taking too much time. (I think he was pressuring me to buy it with out getting any estimates)

    Nothing change on the lease.

    That's the problem, already spent time and money. If the major work bills is 4-5k then its not problem but what about if it comes 30-40k

    There's no upper limit that's the thing.


    Within a year of the purchase of my flat I was sent a notice of intention to do works. I called up the freeholder to say I was worried about the cost and what were my options if I couldn't afford. They explained that they could offer some sort of interest free repayment service over 5 years if I could prove I couldn't afford it but luckily it never came to this as my portion of the bill was just over 1k.


    Last year I was hit with 4 notices of other works so I'm waiting for the bill for this which I expect later on this year or early next year.


    This is the realities of living in flats. However, what I will say about councils being a freeholder is that I do feel they are more 'honest' than a private freeholder. This is not a fact but just my feeling/opinion.

    On 20B notice it says the total amount so far is £2.9 million but this is for multiple blocks and the proportion of this flat can be calculated by rateable value of flat /rateable value of block.
    £2.9m divided by the number of properties should give a rough idea. Unlikely there is a vast difference in rv between the properties.
    I wouldn't buy without knowing and would expect a reduction in the price.

    Yes, now I am thinking to tell them I need estimates or the offer is cancelled.

    but an estimate is an estimate....I could estimate you'd get a bill for 5k and it'd actually be 20k.....
