    got 4 bed terrraced house...(extension holds one of the double bedrooms with ensuite)..was quoted £500.

    Yes, maybe the builder is overpricing to avoid the job. I do not like this way of working. I have had tradespeople come around to get a quote and they simply do not get back to me. It's unprofessional and with the stiff competition word will get around about who is a good builder AND has the people and communication skills to go with it.
  • Builders are not allowed these days to sling a plank between two ladders.
    It sounds to me like the problems, with access you have, mean a legal requirement for scaffolding.
    There is nothing to stop you as a careful individual dispensing with the scaffolding and harness etc.
    You are more likely to do a good job, with the correct number of coats , that is likely to last twice as long as the stuff slapped up by so called tradesmen. You are also more likely to identify and correct damage you find, rather than sticking some filler in the crack and pressing on. In my opinion the outside is far more important than the inside.
    We need more info on exactly what is being painted and where you live.
    I have a friend with a big terraced West London house who would be pleased to get your quote.

    I live in Ruilsip in a modest 3-bedroom semi detached house. It's a 1930s property. The size of the property can be determined i hope from the following. Through lounge approx 20ft by 10ft. Kitchen 10ft x 8ft. 2 double bedrooms 10x12 and a single

    Front of house is easily accessible and i have a single storey extension on the left hand side.

    Side of house is easily accessible with a garden path on the side and easy access to the extension to get to the top side of the house.

    Back of house again nothing out of the ordinary.

    It's interesting scaffolding was not mentioned in the quote

  • Still not sure what you have got there, we need a picture really. you might be able to spot a virtually identical house on a property web site and post a link.

    Painted rendering ?
    Not PVC ie all still wood &/or metal? Especially the openings in the bay window? (It takes me three days to prepare and repaint one of my large 1960's "Magnet" wooden windows!)
    Is there a problem with access over the single story extension to get at the rest of it? It sounds to me as though you could get to the lot of it with an extending ladder (Complete with a stand off and a foot rest and a tray for your stuff). tied into position especially if at a steep angle.
    Bad time to be painting the outside, modern water based paints won't dry overnight in misty conditions.

    If you can't get scaffolding up, can they use a cherry picker - that's what the painters I got quotes from suggested. Much cheaper than scaffolding as well.
    Did they say how long it would take - the going rate round here seems to be £80-£100 per day per person, plus materials.

    Not sure if it helps. My neighbour has a 30's terraced property. Top third of property where upper windows begin & bays are rendered & top part also has some wood decoration, which is common to 30's properties. Last year she paid £500 to have just the front painted, which included window frames as she has wooden & alumininum double glazing.

    I thought that sounded a bit expensive to me, but perhaps it's not from what you've been quoted. Property is based on borders of SE London & Kent.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
