    As your mother has PoA she has a duty to obtain the best price for your grandmother.

    It might be as well to obtain a RICS valuation and use that as the basis for the selling price.
  • I’m presuming the funds released from the sale will be used to pay for nan’s care? You should check out ‘deprivation of assets’ in relation to care costs.

    Not sure where 'deprivation of assets' comes in.

    There's no suggestion that OP's mum is planning to hide the money or abscond with it.

    It could be a good idea, but I think it's more likely to be a bad idea.

    How do you know what the house is worth? The amount the 'cash buyer' is willing to pay may be much less than the house is worth.

    As others suggest, tell 3 estate agents that you want to sell the house, and ask them to come and value it. You can then either accept the offer from the cash buyer, or pick the estate agent that you like best and ask them to sell it.
