Will adding a garage increase house value?

    I am going to convert part of my garage into a utility room and called a local estate agent to ask how it would affect value (they said it wouldnt increase or decrease value).
    That's because one thing on its own isn't going to determine the price or the desirability of a property; obvious immutable things like sea views and national park location excepted.

    It's the package that matters. Without counting, there's probably about a dozen things, the presence or absence of which makes a fairly ordinary house a yes or a no. A garage is just one of them, maybe instantly forgiven if there's space for one, or a workshop, as well.

    Yes and it's big enough for the car and some shelving, plus it has a pit, however once you start taking bits off/out of the car you run into space problems.
    So our garage needs extending (fine with me, less garden to maintain) but money and time is in shorter supply.

    ETA, it's got one inch clearance either side of the car currently inside, but the range rover won't fit cos of height

  • A garage is certainly useful for a variety of reasons though if you already have adequate off street parking I’d be inclined to think an extra room would be seen as more valuable.

    I don’t think adding a detached garage would gain you much more value than it would cost to have one built personally. Having space to be able to build a garage if a future purchaser desires would probably be valuable in itself but a future purchased would probably appreciate the flexibility to do whatever they want with that space. They might be just as happy putting a decent shed there or some other useful outbuilding.
