What a way to advertise a house!!

What estate agents would use images like these to sell a house:

Whilst I appreciate it isnt highly priced you surely would only use the better images that didnt have washing or junk everywhere.

And Bairstow Eves expect 2% for that sort of performance, don't they?

The vendor needs to have more self-respect, without a doubt, but the EA could have easily presented an idea of the property using half of those photographs.

Oh come on Dooz, I know weve definately seen much worse than this! ;)

Try being an estate agent and telling vendors what they dont want to hear.

Youve seen "selling houses" some vendors simply wont be told.

How many house seling programmes/mags/newspaper articles does the UK need. I REFUSE to accept that this vendor or anyone in thier family/freinds have NOT SEEN a programme like this. the problem is that many vendors think that thier house is lovely and needs nothing doing to it to sell.

Whenever I've seen this kind of thing going on its sometimes the person living there doesn't want the sale.

Renters not wantong the landlord to sell or maybe a divorce and one party not wanting to move out.

A good way to sabotage a viewing IMO.

I'd like to know when that house was first advertised with those pictures.

The thing is 6 months ago it probably would have flown off the shelf.
It's only now, in a changing economic climate and change of sentiment that people start to look at why it might not be selling.

In boom times estate agents do f*ck all - houses just sell themselves often at ridiculous prices. And the EAs congratulate themselves on how successfull they are at selling houses

During a downturn, when houses don't sell easily, estate agents are shown for what they really are - salespeople with few, if any, qualifications and no particular skills.

  • Still think EA should have some common and only show decent photos. If you see a house for sale and they only show picture of the front and possibly the back garden you know that the inside leaves a lot to be desired.
Think it will take a long time for the EA to make their 2%!

What I'm trying to say is that they get complacent during the good times and think that it is their skill that sells houses.

In the current climate selling houses is harder.

But they fail to recognise when a market changes and still think that "prices only ever go up" so there will always be people willing or able to pay whatever price they think of. And they produce !!!!!! photos like these.

It's all about their attitude. Most of them are young salespeople with no particular skills or any idea of marketing or the need to change tactics to accomodate changing situations.

    Hi,

    Ive viewed MUCH worse.

We viewed a semi, ex council property, on a not so nice estate.

We were greeted at the door by a woman who told us to "mooch around on our own cos she was busy". She then went into what i assume to be the kitchen, as she was cooking it in. (well making banana butties for her son).

We went into the living room which was bare floorboards (not of the stripped and waxed type) and tongue & groove cladding half way up the walls which was coming down in places.

The kichen was a room that disappeared under the stairs and had what i assume was supposed to be a breakfast bar blocking the doorway, a sink, fridge and a cooker in the corner. With no cupboards except the one under the sink, there was food, tins, drinks etc. all over the place, piled up in corners and generally all over the shop.

Upstairs there were 3 bedrooms, all of which we in an absolute state, more than just the usual mess you get in kids rooms.

The bathroom was absolutely disgusting and looked like it hadnt been cleaned in 20years, not only that, but the plasterboard actually coming away from what was left of the walls.

Ontop of this the house had quite a few presents around the place left by the cat, and dog poop all over the garden.

The general decor was awful, where there was wallpaper on the walls it was peeling off, hanging down from most corners.

The garden wall about 5 foot high and had a roll of razor wire running along the top of it. I appreciate there isnt much you can do about the neighbourhood, but that doesnt give you much confidence.

How could anyone live in that kind of a mess with 3 small children, let alone advertise it and let people view it?? Its a health hazard.

And how much for this stunning 3 bed semi? £140k. A staggering 20k more than the average for the area and almost as much as the nice areas in town! We thought with a price tag like that it must be something special... how wrong we were.

It looks lived in. It is possible to see past their clutter and see your own clutter. Most of us do not live in perfect showhomes you see on property programmes, where every fireplace has to have pebbles and just-lit candles. My main criticism is the pictures are a little dark and too zoomed in. I'd buy that house.
    Been away for a while.

But we know it needs one more dirty dishcloth and it's a done deal!

I have one in my house for luck, but it's in a drawer. Do I need to get it out?
