water under floorboards advice?

after smelling foist in my dining room for a while I finally lifted the floor boards this morning and found a large puddle of water under the floor boards, the water seem to be coming from near my chimney breast , around 12ft from an outside wall,no water anywhere else. it appears to be coming from under the party wall. (I live in a mid terrace house next door is end terrace)
I have no idea what tradesman I need to call for advice, would it be a builder ?

Call your insurer, since you may have some eventual claim against the neighbour? Get their recommendations on who to call?0

don't want to go down the insurance route at the moment just need someone to come and take a look and advise for now.0
