Do remember that the planning applications and permissions nearby will show on a planning search should the buyer choose to have one carried out. I should probably clarify that when I said I didn't want to be a landlord I meant that as a long-term thing - I'd be happy being a landlord for a couple of years if it means not losing out when I sell.
It's a small developer so yes, might take longer, plus I'm basing my (admittedly pessimistic) timings on a block of student flats being built nearby which has been going for 6 months and still has no walls! They're both 5+ floors so maybe not as quick as being able to throw up a couple of houses. That said, I like the idea of contacting the developers to ask for their expected timings so might go that route.
Finally, as for having to disclose the planning - I fully intend to be open about it as I actually think it helps by removing uncertainty about what potential monstrosity might have been built outside my window!0
