You’d have to check your lease...0

This is what it says in the lease....
1. Not during the last 7 years of the term to assign underlet or part with the possession of the demise premises without the previous written consent of the lessor , such consent not to be reasonably held.
2. Not at anytime to assign underlet or part with possession of the demised premises ,
Except as a whole.
3. Not to assign, underlet or part with the demised premises without first obtaining from the assignee transfereree or underlessee or undertennant ( save in respect of a term of less than 5 years ) a covenant directly with the lessor to pay the rents hereby reserved and observe and perform all the covenents of the parts of the lease and conditions herein contained .
Within 1 month after every consignment transfer legal charge instrument or charge or underlessee ( whether absolute or by way of mortgage ) of the demised premises or any devolution of the interest of the leasee.0 -
Lodger : a person who lives in the same property as their landlord to whom they pay rent. They share basic facilities such as bathroom, toilet and kitchen.
Sub tenant: a person who has exclusive use of a property (or part thereof in the case of self contained annexes) meaning their Landlord does not live with them nor do they share facilities with their LL.
Your lease is the bog standard clauses preventing you from moving out and letting the property without permission whilst you live elsewhere. Nothing to do with lodgers.0 -
Thanks for the quick reply.
So if I choose to rent the entire flat I will need permission, fair enough.
But a lodger has little rights whilst I live there together .
I also believe as long as they're not anti social should be ok.0 -
It does say ....
2. Not at anytime to assign underlet or part with possession of the demised premises ,
Except as a whole.

Am I parting or underletting with a lodger ?
As I know a lodger has very limited rights and the live in land Lord can still access the room ( although not really done )
So technically I'm not giving up possession of anything0
