Hi all. I'm after some advice. I've had water coming through the top (where the window meets the wall) of a downstairs window. It's been externally re-sealed and some sort of strip added but I'm still having water come in during heavy bouts of rain. There's no obvious external issues and roof/upstairs room is fine. My house is on the market so I'm keen to sort this with minimum cost but at a loss where to go next!
Any advice would be very much appreciated.

I had a similar issue with a large downstairs window, where water was getting in when strong wind and rain was from a certain direction. Turned out that a proper lintel hadn't been fitted and rain was coming through faulty brickwork above and not being directed away from the window frame.
How is the brickwork, ie pointing, above the window? What does the line of bricks immediately above the window look like? All secure or broken pointing and falling?0 -
Thanks for your reply. As far as I can see the brickwork seems intact. I've removed the damp plaster from the affected area and it seems to be worst in the corner. I suspect the water is entering from another point outside, just need to find where!0

And like yourself it seems to happen when the wind blows the rain in a certain direction0

Could you also clarify what a 'lintel' is? I've seen it mention a lot but not sure which part this refers to.0

Google ''window lintel'?
If you want sensible advice we'd need a (close up) photo or the window.0
