We received an offer £5k under asking price from our 2nd viewer. We rejected this and he came back at full asking price. Between then and now he has been slow to move and almost impossible to contact. On Friday we were advised that he is reducing his offer by £15k!!
We are further along with our purchase but I’m nervous that they will pull out if we don’t agree to his new offer and lose our buyer!!

If you feel confident on the price/value that your property represents and the EA is positive about the marketing of your property and you are in no particular rush, I would reject the offer swiftly.
You know best in conjunction with EA advice on specific issues (Number online view, number details emailed, telephone calls received etc), so we can only give our opinion !Debt is a symptom, solve the problem.0 -

Hold your nerve. Don't be bullied. Inform your buyer through the EA that unless matters proceed immediately that the property is going back on the market.0 -
Did he give a reason for the reduced offer? If I were you I wouldn’t be bullied into accepting it. Call his bluff. Tell the EA to decline his new offer and immediately re-market the property. Don’t get involved in any discussion or negotiation, just make that firm decision and stick to it. If he’s serious, he’ll change his tune, if he’s an opportunist, he’ll walk away. I suspect he’s the latter and even if he does come back with the original full price, would you trust him not to try it on again later in the process anyway?0

Call the agents and ask them re-list but to not go back to the buyer.
If they come back chasing for an update, maybe suggest they offer what was agreed and put £5k in to a solicitors account where if they play daft games again, they lose it.
