Hi, In need of some advice.
Currently renting with Harlequin Propertys, whom have a bad rep regarding getting bonds back.
We are buying our first property and asked landlords for monthly contracts, we were due to resign 6mth contract in september but they have just kept stringing us along so I wrote them a letter saying we were moving out in nov butwould pay any monies owing on rent. I also mentioned that 2 yrs running we have asked for central heating sorted out as thaere is none upstairs and I now have a 4mth baby. I asked them to let me know where our bond is held. Anyway they phoned and said the bond is not with anyone as the contract was signed before this came into force. Yes the last contract was dated in March but we didnt sgn untill after the new law and we put the dates next to our signitures, she denies this and we dont have a copy as this is one of their party tricks too.
Please give me advice on what to do as the bond is £630 and it would help with carpets for our new home.
Regards alibab

Have you got the address of the actual LL the agent is acting for?
I suggest you write a letter to the LA sending it by fax or recorded delivery stating that under the Landlord and Tenant Act they are obliged to provide the the name and address details of the landlord of the property within 21 days if asked for in writing otherwise you will take legal steps to force them to do so.
If they refuse to or say they are the landlord, write a letter to them again sent by fax or recorded delivery for the full names and addresses of the directors and company secretary as under the Landlord and Tenant act they are obliged to provide this to you if you ask for it in writing within 21 days otherwise you can take legal steps to force them to do so.
If you do get the names and address of the landlord, after you move out send a "letter before action" asking for your deposit back.
Make sure you take photos of the condition of the flat particularly the bathroom, carpets, curtains and walls on the day you move out. Also make sure you have put in writing now (again send the letter via recorded delivery/fax) what doesn't work in the flat and when it stopped working. (I've pm'd you.)I'm not cynical I'm realistic

thanx again, I have the name of landlords so will write and ask the agency as you said. I kept everything they have sent due to what people told me about them and also I have a video of the state of property when we moved in (it was very dirty and things needed doing) so they cannot say we have done things that were already there, so I will do this again and maybe use them as back up to the landlord as they are proberly assured that the property is cleaned etc by the agency.
I have heard, not sure how true though, that they keep bonds and dont tell the landlords.
Thanx alibab0
