    I would take a half hour with a solicitor soon.

    A lifetime's interest is jmeans just that; your sister can live in the house , to the exclusion of others, for the rest of her life , or until she decides not to. At this point the house reverts to those with a 'reversionary interest' i.e the three of you.

    You can not move in without her consent, you can not make her sell the house, nor is she liable to pay you any rents as the house is effectively hers for as long as she lives. She does have to pay for the upkeep of the house and to avoid the asset deteriorating.

    This sort of life interest is usually given to an elderly spouse. To leave the house to 3 similarly-aged beneficiaries and then give one of the a life interest in the house is very poor estate planning and I'd be asking whichever solicitor drafted that little gem just what value the reversionary interest is to you and your other sister as you are likely to be very old or even dead before it happens.

    Thank you konark, so in the absence of some specific wording in the will, the idea of "rent", or moving are non-starters. I wonder if the sister is either vulnerable in some way, or had given up something, say her job, to care for her parents.
