Whats more desirable for bathrooms? Advice required

We have just purchased a 4 double bedroom dorma bungalow. All the living space is on the ground floor (lounge, kitchen/diner and conservatory) along with 2 double bedrooms, seperate toilet and large bathroom with big bath and large walk in shower unit.

Upstairs there are 2 further double bedrooms with a bathroom (quite small) with a bath, sink and toilet.

Our plan is to transform the upstairs bathroom to a luxury shower room, keeping the toilet and sink as well.

Will this effect re-sale as we are effectively losing a bath but there is a huge bath downstairs. I think a nice large shower upstairs would be much better.

Any thoughts before we order and start ripping out the bath?!

    If you have another bath in the house I'd go for it.

    I wouldn't buy a place with no baths, but one bath and one shower seems reasonable.

    You'll probably get away with the upstairs shower room. The main bathroom needs to be good though!

    I agree that as long as the main bathroom is good then a showeroom upstairs is fine....

    I'd say it depends on the size of the bedrooms. If I was buying that house, I'd be planning to put the children upstairs. They are the ones who use a bath. Grown ups aren't that fussed, they prefer a shower.
