    Thanks all for making me a more reasonable and less angry person - house buying / selling there are so many ways to go insane.

    Not surprisingly, many EAs are wise to that trick - and refer to a buyer being "ready, willing and able to exchange contracts at the offer price originally agreed".

    Otherwise, the seller could be shafted as well, by a buyer saying "I'm ready willing and able to exchange contracts at £100k less than my original offer."

    Yep.

    One suggestion... I always tell EAs that I won't sign their contract unless they remove any "ready, willing and able buyer" clause, to avoid these types of arguments.

    Most of the EAs I've used agree to this. But I did come across one town/area were all the EAs seemed to refuse. So maybe it varies by area.

    Yes that's my lesson as well, get that clause removed in future!
