    No probs.

    So potentially lost more than half their value/useable lifetime in that time.


    Remember you don't get betterment, which you were trying to mitigate by only charging 50%, but in reality for some items you may be owed more, for others less.

    That doesn't make sense.
    If TDS are still sat on the money how can they "not deal with it"?
    If TDS no longer have the money where is it?

    Clearly as you’ve had one bad experience, all landlords must be the same as your previous one. Makes perfect sense.

    Or perhaps the moral of this story is that if you can’t put up with the possibility of a rubbish landlord, then don’t be a tenant? Statements like that can work both ways.

    PS - I’ve never been a landlord, and I was a tenant / lodger for nearly 20 years in various places…

    • All three tenants need to confirm they are ok with the deduction
    • TDS will not deal with the dispute because it is not within 3 months and I should contact Shelter or explore legal options
    • They have the deposit
    Will try speak to them again tomorrow see if I get someone else on the call who knows a bit more and can help

    People like you astound me. The tenants have clearly behaved improperly and yet of course it’s all the ‘greedy landlords’ fault. If you can’t be constructive keep your viterol to yourself



    Possibly. All we have for that is the claim that it was left dirty etc. keep in mind the OP isn't even in the country, so it's unclear how they know this.

    It sounds like you need to take legal action against the TDS...

    If you raised the dispute within three months of the tenancy ending then surely they have to carry on dealing with it. I presume you started the dispute as soon as the tenants left? Their own rules say "
    3.20
    No application for ADR may be submitted to TDS later than 3 months after the end of the tenancy.

    and 2.1

    Where there are
    Joint Tenants, TDS will require one Tenant to be appointed as LeadTenant. The Lead Tenant must be authorised to act for and on behalf of all Joint Tenants in relation to any Deposit Dispute


    I.e dispute submitted. Not resolved.
    And who is named as the lead tenant? Are there still contact details for them?
    Have you read the scheme rules properly and tried using TDS formal complaints procedure? They can't just carry on sitting on the money refusing to deal with it ad infinitum.
    All shall be well, and all shall be well, and all manner of things shall be well.

    Pedant alert - it's could have, not could of.
