Leak from recent refitted bathroom..... should we pay?

We had our bathroom completely redone in feb last year and at the time there was a leak coming though the ceiling below the bathroom, it turned out to be one of the seals on the toilet.

Fast forward to today and the current tenant has reported staining on the ceiling again so I can only presume its from the same place as last time.

Question is as the bathroom has been fitted for just under a year would I be expected to pay for any repairs or should the plumber fix them for nowt?

Not sure of the way it works here?

    What does your contract with the plumber say as you have no consumer rights?

    A good place to start would be to actualy identify the cause...

    You cannot "presume" anything. Facts are required. Which means as a responsible landlord you have to go and investigate what is wrong with your property. By all means contract this out and get a plumber or property company to go round. But it would be naive to expect the original fitters to return FOC and say "Oh yes we ballsed up last time so we will do all that is required FOC". Life is not like that.

  • Did you discuss what warranty would be in place with the bathroom fitter at the time the bathroom was installed?

    The particular fixtures and fittings may well come with warranty but that warranty is only to potentially to cover defects to the item and does not always include how or by whom it was fitted.

    Check the contract you had with the bathroom fitter.

    But life is not this simple. Back to your responsibilities as a landlord. You have a leak, so is it from a hot water or cold water pipe, is it a waste pipe, is it anything to do with the re-fit, has the tenant damaged something, has the tenant loosened the wc pan, has the heating been off and a pipe frozen ... ?


    You will see my drift here. You cannot "presume" it is anything to do with the re-fit. But even if it is, if the fitters say for example the tenant has damaged something, or frost has got a pipe, or you specified poor quality components then there is still a let out clause. So again it is back to you to investigate what has happened.


    That was my point in my post, but I am not convinced that you have registered this.

    Is it possible that the water damage was not sealed properly before being painted after the leak and that this is just staining showing through after time?

    You don't need to be a plumber to know if a pipe is wet. Try feeling the bottom of all accessible pipes.

    You appear to have no idea where the leak actually is., and you won't know unless you go and have a look.
    Making sweeping assumptions will not find the leak, or get it repaired. Getting the original plumber back is, I feel, a forlorn hope.
    First thing is to actually identify where the water is coming from. As someone has said you don't need to be a plumber for that.
