possible building plot in garden

Help, how should I sell my home? I have a terrace 4 bed old stone in a National park. I have to move c/o arthritis and the NP wouldn't let me convert a couple of small stables into a disability dwelling with suitable measurements. My garden is in two parts. Do I divide it off and sell the house and first garden? Do I sell the top garden with the idea that NP would allow some sort of change there? I would be rather cross if the next person in developed the top garden stables and sold separately. :eek:

    The thread is contradictory.

    One minute you say NP refused planning for you own needs, then you talk of planning on another garden?

    Have you submitted a full planning application (not just pre planning advice) If so what were the grounds for rejection? and have you appealed or taken on board the reasons and re submitted?

    If you really want to sell but don't want someone more determined or more knowledgeable about planning to profit, then include an uplift clause in the sale. .

    The post is simply too vague and there's no indication of time scale.

    For example, in the past few years, new legislation has enabled redundant farm buildings to be converted to homes, even in AONBs. It's doubtful that stables might qualify, as they're not ex-agriculture, but who knows without an outline application?

    Often, where an application in a National Park for a new home will fail, a restricted use holiday let will be allowed. That would not help the OP directly, but it's something that might be kept in mind when valuing or dividing the plot.

    I'd think specialist local advice is needed. You might pay for that, but you'd do the same with any unusual and valuable asset.
