    I used visum.co.uk, house sold in a week after several viewings. Was cheap to use too, only used it to get access to Rightmove (ad cost about £100). Obviously you have to do the leg work but I enjoyed it, and no one knows more about the property than the owner.

    "Guide Price" is a pompous term used by agents who aren't capable of confidently valuing a property. It might work on a two million pound house but for a property aimed at a first time buyer, it only serves to confuse.


    If 270k is your bottom line, knock another 4% off to sell and market at £259k. Pricing competitively and having 2-3 buyers interested is much more likely to proceed to completion than something overpriced regardless of how good the photos are.


    Your Rightmove photos are like a CV, they are an invitation to visit. Without a visit, you won't get a buyer but beware of the armchair house doctors that love to critique on this forum, you don't know who they are.

    I'd remove the coats, the desk (technically a table?!) and the pictures in the lounge, get those bins photoshopped out, brighten the hallway either by painting or putting down a rug. Does the worktop where the plank of wood lives have a plug? If so put your microwave there too as it looks odd where it is, and try and get a new photo where the fridge sticks out less.

    Your kitchen, bathroom, living room are lovely and you clearly have very good taste in decor, but it looks a little busy with the above not taken into account.

    That's why it is tricky, and for me off putting. Things might be ok with the current neighbour, but what happens if they move out and the new ones decide it is time for 'all change'?     Be very gentle then, if the steps aren't solid and sound concrete then a pressure washer can cause significant damage. Personally I'd buy a tin of Jeyes fluid and a scrubbing brush, but warn the neighbours about the smell in advance ;)

    Now it is about sentiment, lenders willingness to lend and interest rates, a daily barrage of "negative" headlines about property has to have an effect on potential buyers/borrowers, and in the end that is good for money savers everywhere :)

    If the property has a share of Freehold mention this. If not, specify the number of years remaining on the lease (assuming it is 80 years +).

    Highlight the fact that it is on the raised ground floor of an attractive period building. This means it is situated on the best floor, with the highest ceilings and the most natural light. After all this would have been the entertaining space in the building's one house heyday.

    As discussed above, I would remove the desk and chair from the property (or at the very least move them before taking a new photo).

    Also, lose the random large piece of wood ? from the kitchen worktop.
