Assured Shorthold Tenancy Agreement Template

Dear all,
I am trying to find a template for a tenancy agreement that I can fill in.
My landlady has kindly agreed that I can renew my tenancy for another year. No rent increase either, yay.
We have further agreed that we could avoid the agent fees and do our own contact. We have considered a rolling contract, though prefer the security of signing for another fixed 12 months.
Does anyone have any experience of where to obtain an Assured Shorthold Tenancy Agreement, I don’t mind if I have to pay a few pounds (just don’t want to pay the agent £90 + VAT for very little). I see some online agencies, does anyone recommend any?
The estate agent have now emailed implying I must respond to them immediately or they will be arranging viewing of my property. That they need my answer to update the landlady. I’ve just spoken to her and she had no idea they were getting in touch. I assume I’m under no obligation to tell them anything, beyond politely declining there services.
Any tips appreaciated.

Why not use your current tenancy agreement as a template and just change the dates?0

assuming England/Wales, use the Government one, it does have some shortcomings as it it written with "long" tenancies in mind, but it covers the keys areas and does identify those clauses you may need to amend if you only want 12 months

1) ignore the agents. If you have an agreement with your landlady, the agent can do nothing. they work for her and must take her instructions.
2) tell your LL to join a Landlords Association (eg the RLA here). They'll provide a tenancy agreement, plus advice and help. And their fee is tax-deductable.
3) the Gov provides a free template here but it's about 20 pages long, very complicated and a load of c**p!
4) she should also read:

Unless you(or LL) specifically want another year, why not just do nothing and go onto a periodic contract?0
