    Our report came back with almost identical issues. But i don't think it's anything insurmountable.

    Work with the sellers estate agents to arrange access for a pest control company and a roofer to visit and see what work needs doing, get them to quote for this. Measure up the windows with blown seals and get a quote for those.

    Go back to the seller, see if they're willing to negotiate based on the quotes you have.
    If they agree, buy the house, fix the issues, bobs your uncle, you have a lovely new home.

    Expect an older house to have something or buy a new one.
    How does the agreed price compare with similar ones? Sellers get really hacked off when people do this if the house is already priced for it's condition
