People parking in my private parking space. My rights?

I moved house a few days before Xmas into a 3 storey townhouse on an estate and in the deeds I have a numbered parking space which we also own. It’s a mortgaged property on leasehold in case that makes any difference.
Within the almost 3 weeks I’ve been here I’ve twice come home to find a car parked in my space. The first I left a polite notice stating it’s a privately owned space and please don’t park again. Today, after a crappy day at work, I went knocking on doors and found the owner. He didn’t seem pleased when I asked him to move so I told him it’s my space and I own it as per the deeds to the house. He stated he just parks where it’s free. Again I was polite but asked him to not park there again .
He has a drive with a space and also another car that sometimes parks on the kerb at the end of the spaces. I feel he’s taking the pee when we all have a space and pay a service charge. What rights do I have if this keeps happening? I can’t block them in without blocking other cars either side. I did buy a sign stating “ private parking, please keep clear” which I intend to tack to the wall at the front of my space.
I bought this house with the assumption I’d never have to worry about parking again as it’s all private, now I’m cheesed off.

    You have the right to take him to court f0r trespass. To install a rising bollard, to block the drive with plant pots, I am not sure if the latter two are lawful if he has already parked there

    How about putting a photocopy of a calthrop on his windscreen.

  • Thanks for the replies. I’m just worried with it being a leasehold property and it having a ‘management company’ who collect service charges , what I’m entitled to do. I’m going to lightly nail tack the sign on the wall so I can’t be accused of causing damage but I’m so peeved off as to me it’s almost the same as a Carl parking on your driveway. The spaces are at the rear of the property and there are visitor spaces . Just don’t know why if they have too many cars why they feel the need to steal my space which is clearly marked . 😤

    If he ignores you speaking to him do you really think a sign will achieve much? The folding bollard is probably your best bet.

    Talk to the Mgt company. That's what you pay your service charge for.

    If your space is on your deeds, does it show are being demised (outlined in red) or just exclusive use of? (common parts)

  • It's only happened twice and you've only just spoken to them about it.

    I'd hold off doing anything else unless it happens again.
  • You have no rights to stop them unless you physically stop them from parking there.
    If you were not the driver write to the parking firm and tell them who was so they CANNOT hold you liable. The person who was driving the car is responsible so let them deal with it. Not you! Don’t let people with an agenda tell you otherwise.

    As long as it was Carl Fogarty And I could borrow his bike I wouldn't mind.
