first time renting(moving out of parents)

Little bit of advice please. Both myself and the landlady(I believe) are unsure as to the legal requirements of a rental agreement.
Basically I do not have any experience renting as I am moving out of parents for first time. I have seen a flat and viewed it tonight and will be phoning the landlady to accept rental.
However the landlady stated she does not rightly know how much to charge for the property and is willing to negotiate, is there a site I can check to see reccomended rental prices, or do I just need to shop around and check myself?
Also I do not beleive she is to get a rental agreement signed by myself and her, so could you please advise on a site in which I could whip one up myself
And finally what else would I need to sort out i.e inventory listing e.t.c(as it is fully furnished) damages prior to moving in.
I know this is no doubt the landlady's responsibility but I dont mind sorting it to avoid potential future problems.

You could try the shelter website. It costs to have an invetory done. Often the landlord and tenent share the cost. If you have a freind who is renting, ask to see their contract. All short assured contract are similar. Otherwise ask a leasing agency how much it would be to drawmup a contract or talk to citizen Advise. Check property leasing agencies how much rents are going for similiar sized flats (and similar condition) are going in your area. BUT some landlord are happy to simply cover their mortgage so check with her.Happy to be happy0
