Ok...is this out of order...or simply not?

Ok, 12 weeks ago, offer accepted, set the ball rolling, surveys, searches etc, "exchange 1st week after Xmas" solicitors ready, mortgage in place...then our buyers, buyer pulls out! Devastated.

First weekend, our vendors are considering another offer, same weekend, our buyer accepts another offer...chain back on...well so we thought!

Vendors accept other offer, FTB, leaving us after 13 weeks, with very little options on the market, house sold. Now for for the sake of 24 hrs are the vendors "out of order" or should they have got back in with us, I believe our offer was higher!

Gutting, family (3 kids) all ready to go and now we are left very confused and felt an emotional connection with that house that's now been sold elsewhere...

Thoughts? Anyone been in a similar position? Which we didn't love it so much but it literally ticked every box....

    I believe this is harsh.

    But alternatively, if you were in their position and waiting for a chain to come back together and start all over again, you would probably favour FTB as there would less chance of chain collapse due to fewer people in the chain.

    Very unfortunate but sadly these things happen, sorry to hear this

    Excact reason we were given.

    I also feel the estate agents, who we believe are selling the mortgage and doing buyer incentives so keeping it all in house. Small % of me does wonder if the vendors were ever told we had re-sold.

    Ultimately, we have to move on...just very hard to "accept"

    Vendors were actively marketing their property. Little point in waiting when the length of a piece of string is unknown. Perhaps they even made a better offer to secure the property.

    Similar thing happened to us thou we were not as far down the road as you are, 2 weeks later they called back and asked if we were still interested

    Put yourself in their shoes - your chain had let them down once already - who's to say it wouldn't do so again? Maybe they also had kids "ready to go" and with an "emotional connection" to the place they'd put an offer on.... Your offer may have been a bit higher - the FTB's may arrive sooner, or with more certainty.

    You'll find somewhere else, and it might be even better.

    Maybe they just didnt like you? You have no entitlement to buy their house, highest offer or not.


    It's certainly frustrating, but until exchange, don't get attached.
