Advice wanted - House transfer

Unsure if this is possible or the tax implications, but I am currently the owner and mortgage holder for a property that my mum and brother live in and have done for approx 4yrs. I bought the house in my name because of messy separation and bankcruptcy of my dad, my mum has been paying the mortgage since then.
However I now want to get a joint mortgage on my partners house and want a relatively easy and cost free method of transferring the ownership and mortgage responsibility to my mums name. Does this mean I will have to pay capital gains :eek: (£56k increase in value since purchase)?
Any advice greatly received.
