    You know you will have to disclose this to a buyer now you have involved the council? You might as well battle it now.

    I have viewed properties that would have been absolutely perfect if it weren't for the neighbours.

    This morning, I saw a beautiful bungalow on a peaceful estate with well-kept houses and gardens. As I waited for the vendor, I stood in the garden listening an awful racket coming from next door (some kind of 'music'). Thump, thump, thump, is all I could hear.
    Nothing would have sold that bungalow to me after hearing that. Not even a bargain price.

    So, you might be better putting it through auction or advertising as BTL. You can dictate the lowest price you'll accept so would be in total control.

    I have every sympathy with you.

    Thank you for the reply and its kind of you to sympathize here. I was instructed by the dog warden to fill out 2 weeks of noise diaries which I did before Christmas. Having not heard back from the dog warden in a few weeks I phoned them a few days ago and for some reason am now filling out another 2 weeks worth. Hence me saying that they are useless and also quite rude and very uninterested in my desperation to resolve this problem asap.

    My friend is a dog warden and sadly what they do in these cases is simply tick boxes and pass the findings on to another agency.
    This is perhaps why they appear disinterested. They have no power to do anything but help you gather evidence. They are probably as disheartened as you are.

    It’s a bit of a tricky one as her parents own the house but they live at another property. I THINK she lives there scot free.

    Social Services might take an interest in why a drugged-up, drunken mum is in charge of a 12 year old boy with ADHD. Drop them an email with your concerns.

    If the child is up until all hours and being poorly homeschooled with their needs not being catered for then there may be a need for social care input.

    It might help get them the support that the child needs to better manage their condition.

    Which in turn could have a positive impact on the noise issue. At least for a period.
