Self Build - Anyway done or doing this?

    how much do you save on average by self building? could somebody give a % figure ?
    I have so far saved about £30K by doing so much of the work myself.

    BUT that does nt mean the eventual house will be worth £30K more than it cost me. With the depressed house prices up here it probably means the house will be worth about what it cost me, rather than worth £30K less than what it cost me.

    Give your approximate location and we might have a better idea.

    Yes you need to get a warranty - check out build zone. A buyer won't get a mortgage on it if you need to sell in the first 10 yrs. We went with local authority to do building regs and just had build zone to do the warranty you can get them to do the building regs as well but they Often use very novice surveyors who offer no help and just cause additional stress.
    You also need site insurance as your responsible for the workers on site.
    Don't forget you can claim the vat back we have just got £21k back. Make sure you understand the rules - if paying for materials only you pay the vat and claim it back, if it's labour only or supply and fit it should be zero rated for vat. If they charge you vat incorrectly and you pay it the vat man won't give it back to you, you have to chase the supplier.
    Ours cost about £900 a sq m with us PM, doing all plumbing, painting and fitting insulation. We hired all trades separately, I spent a lot of time getting cheapest price for materials and OH cleared site every night ( something I would recommend as the trades stay tidier and stops the mice).
