Actually part of my previous thread but with new question
Couple of weeks ago I offered full price on a flat I liked very much. Agent told me that sale has been agreed with someone else which seller preferred, may be some compatibility issues. Did not give any reasonable answer. But after 2 weeks flat is still on sale as before on same price. Shall I contact seller directly? Like writing a letter and asking him whether he is still interested in selling his flat?
I checked a EA website it shows 2 listings of the same flat recent one is for £125K and previous one shows sale agreed on £129K, which seems seller having a problem ridding it.

If you go direct to the seller and a sale results the original agent will still claim his commission from the seller, as he introduced you. There is nothing to stop you contacting another agent re the same property though - you say it's listed with 2 agents.0

Actually its not listed with any other EA, instead listed twice with same EA website.0

Actually, either if you aproched via another agent, the original agent would still claim that they introduced you and in court would be entitled to the fee as long as they could prove this.
I work in a large company of estate agents in the accounts department and they don't like giving up their commission.
Does sound very dodgy thought so I would do some digging around.
A few years ago my parents had an offer accepted on a house, but had a few problems with the sale going through with their house, so the estate agent they were buying with told them that the seller had pulled out, and told the seller that they had pulled out- estate agents can never be trusted!!

"Probably some compatibility issues" these are the exact words of EA when I asked any specific reason why seller is not interested even I am offer full asking price.0

Probably wants a cash buyer.
Given the current mortgage woes, buyers who don't have cash in hand are high risk... I'de rather sell for less to someone with cash than spend months while someone tries to get the mortgage sorted.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -

Well seller and EA both knows that I have my mortgage sorted already, offer in principle, only needs readjustment according to house price, its for £150K and I am looking for around £125 so it shouldn't be a problem for lender to reduce it quickly.0 -

That's not cash. That's a long wait for the seller with a chance your mortgage company might say it's not worth the money.

Couple of weeks aint exactly a long wait considering Ahs is ready to go and the house is still being advertised 2 weeks after accepting an offer from a supposed more "compatible" purchaser.0
