Estate Agent lied?

Unlikely that the estate agent lied. I doubt the home owner told them about the development. Even if they did, the agent will be selling lots of houses so may not have remembered.0

Objectively, the house is worth the same whether or not the field has planning permission. And any field next to housing should be treated as prospectively being more housing sooner or later.0 -
Ours told us we could walk the dog on the railway tracks near the house, popular dog walk place apparently! Only trains actually DO run on it, we found out after moving in. :eek:0

This is not at all true! Housing can and does change in value dependent on nearby planning.0
