Private tenancy - 1st day - broken items

Hi,
Today I moved to a new flat as a private tenant and soon after being given the keys I noticed some issues that did not exist when I did my viewing.
The mailbox is broken as it seems that a few screws were lost/broken and 4 light bulbs are not working either. Obviously these aren't serious issues but I would still would like to know if it is the landlord's responsibility to have these fixed or if he is right to argue that it is my fault given that the tenancy has already started.
What's your view on this subject?

Do you have an inventory?
How are the items described on there....broken or in working order?in S 38 T 2 F 50

Have you tried new light bulbs in the sockets?
Putting in new bulbs is tenants responsibility, but if the sockets are not working then that would be down to LL.0 -
I was told the inventory will be sent to me in 1 week. I haven't tried fitting new light bulbs as I literally moved in hours ago.0

The purpose of the inventory is for you to agree the condition of the property at the point you move in,not in a week's time.
At that point the inventory is already outdated.
Return to your LL/LA in writing and confirm the condition of the property as it is today,the day you move in!in S 38 T 2 F 50

Take photographs of anything damaged / dirty and retain til after you move out. In case the 'LL tried to claim that they're not contemporaneous email copies of the photos to yourself.0

Thanks for the information. Naively I wasn't aware of that. I've reported the issues to the letting agency in writing, specifically mentioning we were not given the inventory checks report to this date.0

Write (yes, WRITE! - keep copy) to landlord (yes, LANDLORD, copy agent) about any concerns. Use Shelter's draft reporting repair letter here...

Take LOADS of photos of EVERYTHING inside & out, ideally date-stamped..0 -
As artful says:
Polite letter to landlord as named on the contract at the address provided for him. This may (or may not) be c/o the agency. That's where your letter goes.
Also a separate letter to the agent (even if same address).
List each item damaged or missing, and if the property, or any part of the property, was dirty, state that too.
Keep a copy yourself.
This protects you when you leave as you will only have to leave it as you found it.0
