BTL - Do I have to wait until after completion to advertise?

Says it all in the title really. I'm currently buying a property which I plan to live in sometime in the future, but for now, I will be renting it out. Do I have to wait until completion to advertise for rental, as obviously it's not actually mine to advertise until then!

    Advertise it whenever you like. But how much point is there if you don't know for certain if/when you'll own it, and nobody can view it?

    You can advertise anything you like, any time you like.

    The questions are, what will you tell people who respond to your advert, and what will you offer them?

    If you have that planned out, then what's the problem?
  • I'm only talking about putting it on when I'm a couple of weeks or so from completion, but money-wise those couple of weeks could be worthwhile. It's only about a year old and there are still showhomes on site that people can view.

    I would be running a mile if I responded to an ad for a rental property and was told to view a show home and not the one advertised. Your alternative is to say in your ad it's available for viewing after completion - gives you time to get in there and make sure it's all clean and tidy.

    Wasn't actually planning to put that in the ad. But if, for example, I put the ad on in Feb and said available from March, then local people are likely to be aware of the showhomes. It's a very well-known and sought-after development.

    Available from March to me says someone is living there and moving out in March, viewings are still ok (not showhome).
  • If I were the vendor I’d be cheesed off if I saw my home advertised for rent before I’d sold it. Better to wait until you own it and can let people view.

    if you look there are loads of adds for available from...

    the trick is being sure of your date(as best you can).

    Be ready as soon as you exchange and then judge based on gap to completion.

    if using an agency then then having them know of the date in advance of active advertising may get some one in very quickly.

    as it is a standard property and relatively new build on an active estate you could start with a generic add of the estate and type as available soon.
