My friend bought a bungalow last year and has found out that there is no planning permission for the conservatory:eek:
The bungalow is about 50 years old

Thanks for any help

Probably nothing to worry about.
It is very likely that the conservatory will be what's known as 'permitted development' and therefore doesn't need PP.
After it's been up for 4 years it's also immune from enforcement action.0 -
Unless the conservatory is very large or in a conservation area then it's unlikely that planning permission would have been needed. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

Main problem from a selling perspective (unless the conseravtory is a recent addition) is getting proof that PP wasn't needed should the purchaser demand it. You can get it retrospectively but seems a waste of money to me and causes delays.0 -
Our local council have a free service whereby you can submit a proposed development to see whether it needs planning permission, before you get into the formal planning process.
Might be worth this for peace of mind, although on the other hand it would draw attention to the existing development, that they might not be aware of.
We needed it as our local council remove the permitted development rights on houses when they grant planning permission (on house built in the last 20 or so years).
Given the age of the bungalow this is unlikely to need it plus as another reply stated, there is a time limit within which the council have to act to get it demolished, although I thought it was 5 years
Might be worth getting proof of when it was put up,if it was available.
We got lucky as only one of the people who quoted, mentioned planning permission out of 12 quotes, we then found out we did need it and the conservatory had to be amended in size and shape before it was allowed,so we could have ended up with a £10K conservatory that was "illegal",then our neighbours moved shortly afterwards and everything came up again in their search documents
Needless to say, said builder got the job and did a fine one at that0 -

The issue is whether planning permission was needed at the time the conservatory was built, not whether it would have been needed if the conservatory was being built today.
If its been in place over 4 years, I wouldn't worry as no retrospective action can take place.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
