No adverse credit but unable to get credit

Hi, I regularly check my credit file and have alerts set with the 2 main credit reference agencies, there is no negative info on there such as missed/late payments etc, I’ve been at my address for 3 years, on electoral role, homeowner, employed, a couple of credit cards etc. So in theory I should be a lenders ideal customer but nobody will give me any credit except the high rate credit cards, all I want to do is extend my mortgage so iv made a couple of ‘soft’ applications with existing mortgage lender and declined, I then made a soft search for a car loan and again declined. I’ve been very careful not to make full applications to avoid damaging my score further - any ideas what is wrong ?
