Buying House - Private Road Dilemma
Comments

Don't line the pockets of insurance companies with a pointless policy!
This wouldn't put me off in the slightest.0 -
just re-assurance that the private road situation is unlikely to put off future buyers or significantly impact the house value.
The fact that you are asking the question shows it could put off other people in the future.
It would put me off, but because of my previous experience with having any form of shared private access causing problems and something I've vowed never to have again.
On this instance it would be the unknown that would put me off.0 -
solicitor confirms I'm not responsible for paying any maintenance towards the upkeep of the road.0

What exactly is this private road? Someones long driveway to their house? Can’t see why having someone’s else’s private drive behind your Garden is any different to having someone garden backing onto yours. Close off the access and grow a hedge if you think it would bother any future purchaser.0 -
it leads down to 4 newer houses0
-
In all the circumstances you mention:
- alternative access easily possible to your back garden
- you don't have any responsibility to pay towards the road
- you don't own the road
- there's several houses using this road
then I wouldnt concern myself in the slightest in that position.
I say this as someone that lives in an unadopted road (and with rather different circumstances).0 -
Would you be so concerned if there was no road and your fence backed onto someone else's back garden?
I think rather than my access to the road I would be more concerned about what access others have or could have.
Where does this bit of road go what's at the other end, could that be developed.
Does the alley access anywhere else who owns that
edit: see some questions answered.
if the builder is done with the development and moved on but kept ownerships chances are they won't be bothered just those 4 at the end might0 -
Part of the reason I wouldnt be concerned and mention those 4 other houses involved - is there's every chance there are at least 2 different viewpoints amongst that number of houses. So they are rather unlikely to be able to agree anything amongst themselves anyway. There is always the risk of one strongminded individual in one of those houses telling the others what to think/do and them going along with that person.
But, even if there is a pushy one in one of the houses that does manage to make everyone's decision on their behalf - I don't see it as something that's going to affect OP unduly. Worst case analysis being they turn their flowerbed in their garden into a path from front to back = job done.0 -

There's your answer, clear as day!:rotfl:
Seriously, there's dozens of things that might put people off any house you buy, and you'd probably not guess more than half of them.
In the case of this one thing, most of us are saying "Not a problem."
Of course, we know nothing about the house itself. If no one would take a dislike to the general location, kitchen, bathroom, room sizes, layout, aspect or view, then it would indeed be a remarkable place.0 -
appreciate the responses to this thread, it's given me the confidence to press on with the purchase.
much obliged, have a good Christmas everyone!0
