Thanks for sharing the information on what up to the roof level inspection must have covered. The full survey we’ve done didn’t find any major structural issues.

As mentioned before, am not sure why the build over application was rejected. I don’t want to contact Thames Water with regards to this as it may affect the indemnity Insurance.

What would be the worst case scenario if there was a problem with the drain and the manhole overflows?

I know the indemnity should cover us with the financial loss but would Thames Water really knock the building down to gain access to it if we were on holiday and not contactable?

How much expense (approx) are we looking at if we were to redirect the sewage?

They are not going to demolish the extension. It's absolutely not necessary in any circumstance. Get that idea out of your head; it's the 21st Century, even if the drains aren't.

Have you seen the Land Registry title documents? It's £3 to download it from the Land Registry website if your solicitor hasn't already sent them over for you to agree that the boundaries are correct on the Title Plan.

It's the Title Register you want. It should show the original conveyance date on it. What is it? That's going to give you an idea of whether the drains were actually adopted by Thames Water when the application was made.

Also, do you have the Water Searches - the CON29DW? That should detail the location of the sewers. If the drain running under the kitchen is on the plan, can you tell me what size the key indicates that the pipe is?

I do know about these things but there are so many variables right now that I would be (or probably am already) baffling you. I would prefer to answer your questions with some actual information to base the answers on.

So - Date of conveyance on the Title Register and the type of drain on the map enclosed with the CON29DW - please.
Everything that is supposed to be in heaven is already here on earth.

    Thanks Doozergirl once again.

The date on the document is March 1934.

As I am a new user it is not allowing me to post a link. So, not sure how I can share the images with you from the drain search. Please let me know.
