I understand what you are saying Caronoel, We will protect our position through a Solicitor. We have at least 1/4 of an acre of land, far more than we need so giving some up is not an issue. The wash house needs an awful lot of work, has no roof on it and we have no desire to enter on to their property to access it. It suits both parties to exchange but, we will not be pushed into it in a way we are not happy. By everyone's comments and advice, if they want it bad enough they will respect our decision to go through Solicitors. Like it or lump it.

Your right, money is not the issue at all. For us, it's about them giving up their right of way into our garden and us letting go of a run down, shack of a brick building that we don't want anyway.0

Money isn't necessarily the main consideration, if there are other advantages to be had.
OP, you need to slow them down and manage their expectations a bit. Your justifiable desire for them to include the right of way issues etc. plus the other posters here who are suggesting uplift clauses and the like all need to be thought of before pen hits paper.
