It's often up for sale with an agent at the same time and they may accept offers before auction. There's plenty of opportunity to gazump if it is a repo and the price makes sense, obviously.Everything that is supposed to be in heaven is already here on earth.

Buying from auction is not for the faint hearted, I can't stress this engough make sure you do your research before evening bidding and have set price in your mind of the Maximimum you are willing to play.

I've got a soft spot for old dilapidated houses - our ancient old place was literally just a shell when we bought it (not at auction though).
We did have a structural survey done and all was fine; I always figure that as long as the walls and roof are OK and it keeps out the rain then everything else can wait - we're still a bit 'work in progress' after three years!
The only thing that would worry me is the mention of mine workings - VERY expensive to even get checked out I would have thought.
Let us know if you find any opium dens; a night in one of those and you won't even care that you've got no roof! :eek:"I'm ready for my close-up Mr. DeMille...."0
