No Building Regulation Completion Certificates - Any other options?

    Might have been a bit of a misunderstanding. I am not wound up. My comment related to the process rather than the vendor in my case. I was highlighting how flawed the whole building regs and indemnity insurance situation is and how easily it can be manipulated should someone choose to.

    It may well provide some peace of mind, but people are possibly wrong to feel that way as the absolute best way to know the current condition is to have your own electrical and gas checks carried out, just as you pay for your own buildings survey which gives a current report on the structural condition.

    The absolute most important thing is current condition, not a report on a day 10 years ago.
    As you said, the tests provide peace of mind especially in the absence of any other documentation. Are the other more effective ways available to try and ascertain condition of gas and electrics? I feel would have done what I can in terms of due diligence. They results will provide as best
    an indication of current condition as I can get - if it is safe and not broken then I am happy.

    Had there been building regs or even a service receipt then I would have not bothered with them.

    The best indiciation of current condition is to pay for tests now, so previous certs are not the best that you can get.
