    Already done but no reply from our estate L&Q property manager. They just ignored all the emails sent to them.

    Most of us freeholder and leaseholder, we are not tenant under housing association. some of us bought direct from Taylor Wimpey and L&Q just the management company.

    But the other links I showed you, set out the next stage complaint against a HA. Although I see you own your property so your case differs, but you should ask L&Q for a copy of their complaints policy/procedure. Maybe they use the Housing Ombudsman?

    I'm having the exact same situation on our development.

    PCM signs had been erected over night and no prior notice to residents had been sent. One morning I woke up and noticed that all vehicles were ticketed!

    With help of the local MP (representing on behalf of me), I've managed to find out that L&Q are the landlords.

    I'm currently writing a draft letter which I'll send to L&Q regional director directly. L&Q' wrote that "consultation is not always necessary", however, in this instance I beg to differ as it's caused a parking crises. Could I use section 20 and 20ZA of the Landlord & Tenant Act 1985 (consultation requirements) against them?

    I would, throw everything at them.

    And look at the Government official link I posted above because if you are a tenant, then you are at stage 2 already:
    Make a complaint to a ‘designated person’ (your MP, a local councillor or a tenant panel) if you can’t resolve the problem with your landlord.

    Wouldn't it be terrible if a group of unknown people were to roam the parking area late at night, equipped with screwdrivers, pliers and wirecutters, and somehow the PCM signs ended up at the bottom of the canal.

    I have been providing assistance, including Lay Representation at Court hearings (current score: won 57, lost 14), to defendants in parking cases for over 5 years.     Hi All

    We did a petition signed by around 150 residents to complain against PCM, L&Q & Residents Association (RA) then sent that attached with a complain letter to MP and to Councillor. We started informal complain according to L&Q complain procedure but local management team want to wash their hands from it. We went to Residents Association meeting which they surprised when more than 20 unknown faces in the meeting which L&Q attended. We talked abut that threats to all of the residents and RA said they know nothing about that but we faced them they advertise for that. L&Q representative didn't say a word and all the discussion was with RA chairman.

    Now RA Chairman passed to me and said he arranged a meeting with PCM next week to discuss that. so if someone can give ideas / suggestions to discuss in that meeting that will be appreciated.

    We already submitted our requests to MP, Councillor, L&Q & RA as below:

    - Investigate the bullying and extortion the residents of xxxx face.

    - All the CCJs got by default judgment & recorded in resident’s credit score to be removed as Residents will submit set aside application to court and PCM should accept that application and discontinue the cases.

    - All ongoing court cases from PCM against residents to be discontinued.

    - All current PCNs against residents to be dismissed.

    - All the money taken from residents to be refunded by PCM, L&Q & alleged Residents Association.

    - The PCM contract to be exposed to all residents.

    - PCM contract to be terminated.

    - Another private parking company with good reputation & adequate appeal service to be nominated and the parking contract to be sent to all residents for review & approval. The new private parking company have to be a member of BPA association not IPC association as BPA proved to the public they have actually independent appeal system and they have very good reputation.

    - We politely ask any statuary authorisation including MP, council, Police, utility companies, etc… to deal directly with the residents, as they already deal with all other residents in xxxx and in all UK, and do not deal with xxxx Residents Association for the reasons explained above as any discussions, decisions, or agreement with that alleged association are not abide the residents and residents will reject & take legal action against that.

    - Alleged xxxx Residents Association to be dissolve.

    No. Why not:

    For a period of 6 months initially, and extended permanently if the majority of the residents (all residents being canvassed, not just those in a RA meeting) are happy, NO parking firm to be allowed to infest the site...blah blah.

    You DO NOT need a PPC.

    Get a gate, or parking posts, or buy a few 'private residents' parking only' signs yourselves. Signs alone will do the job, honestly. The entire industry is completely unnecessary, a protection racket-type rip-off, that people need to see is pointless.

    I knew it's need to be in the same thread but that could make confusion as that cases still running.

    I remember there were a thread about how to make a claim against PCM or management company and how to use MCOL but I'm searching from yesterday but can't find it.

    Could you please any one guide me through that.
