Is there any point viewing houses when you haven't had an offer on yours yet?

Our property is currently on the market (only 3 weeks), and we have some properties favourited on Right Move, but haven't viewed any.

Is there any point viewing them yet or will we be seen as time wasters? We want to be able to proceed swiftly if/when we receive an offer but at the same time we don't want to 'fall in love' with a house, only to lose it because we haven't been offered on ours. Would appreciate opinions on this about what others have done. :)

    Given your OP, I would say yes. Every viewing will help in deciding and you are more likely to be ready to buy/sell without delay.

    If you are upfront with the EAs and can show yourself as motivated and have everything else in order (just waiting for an offer) then no you won't be seen as time wasters.

    I viewed before having an offer as to wait otherwise might put me under pressure to make a decision. However I was also very clear with the estate agents of my position and wouldn't be upset if the vendors didn't want the viewing.

    In general the EA's seemed pretty eager to get any viewings in and actually the place I am currently in the process of buying I viewed just before mine went on the market. (the decision to sell had been made)

    I started viewing as soon as mine went on the market however I didn't make an offer on anything for fear of messing the vendor about. I wouldn't like it done to me, so wouldn't do it to someone else.
    It wasn't until my buyers had instructed their solicitor that I felt confident to make an offer.

    I must have viewed 30 properties, and it was interesting to learn the difference between what I wanted and what I actually needed. It was a good learning experience. I also got some excellent ideas regarding decor, flooring etc for the one I am now buying.

    Yes, view now. We had to because we moved 120 miles so each trip was a mission. We've just moved into our dream forever home but first viewed it before we'd sold and before it was actually on the market (it was under offer). That fell through, by that time we'd had an offer, jumped on a train, viewed a second time and offered. I think if you're honest and straight with everyone it's fine. We saw 40 houses in total and this was one of the last, so we knew as soon as we walked in it was right for us. Good luck!

    You can view now but be upfront with EA.
    Viewers usually means for the seller lots of tidying so it's only fair they know that you are not proceedable.

    Personally I only allow viewings from people who can proceed. That's my choice.

    Likewise. As there's plenty of timewasters when selling a property as it is. Though there's nothing to stop you getting to know a locality well. Without seeing the interior of properties.

    That's very understandable. One estate agent told me they were only doing block viewings at a particular property as people were just being nosy to see some specialised adaptations. By their own admission, they'd had dozens through the door and it's still on the market months later.
