Me and my better half want to move in together, :T he rents and i own my flat but we want to buy somewhere together and move closer to our parents (sad i know)
So our plan is to get my flat ready for sale in the next week:
Paint hall
do a MASSIVE de-clutter
pack things away
Then put on the market for a slightly lower price than those around us making clear we want a quick sale,
then start looking for a new house.
Has anyone got any hints or tips? This is my first time selling, i have a wonderful mortgage advisors (dads mate) who is going to sort us out :j Just want to know if you could pass on your wisdom? Thanks

www.housenetwork.co.uk are the best people to use for internet sales as you get onto www.rightmove.co.uk which only allow agency adverts, but it is absolutely essential to be there. I've used them successfully but I'm a little concerned by the market - if you are beautifully presented and are genuinely going to price yourself competitively against everyone in town, then why not!
I don't agree with MASSIVE declutters unless you are MASSIVELY cluttered. I think you are selling a lifestyle so having pics of you in exotic locations and a lovely new pair of shoes and a beautiful dress carelessly hanging from the wardrobe adds something
. Think about who the market is your place and the sort of things they might like and reflect that in the way you stage your house! Many people are aspiring to something when they buy - you need to provide fuel 
I've often found that the people that buy are actually quite like you and I think that is because they identify and it feels homely to them.Everything that is supposed to be in heaven is already here on earth.

Thanks for the advice my sister came round last night and we threw out 4 bin bags of clothes shoes and bags 2 for the bin and 2 for charity! The decluteer also means the OH can fit his stuff in..... it was really theraputic!
I'll dig out my holiday pictures of the sunsets and put them into frames... they would look lovely, and thanks for the advice about the lifestlye, my ebayed stuff will pay for the improvements!!0 -

Brilliant stuff, I've been looking for somebody like this for a while. Thinking about selling our house but REFUSE to pay for a estate agent. I didn't realise that anybody else got onto Rightmove which was our worry.

move and save seem really good aswell? google them, they seem to be slightly cheaper. has anyone ever used internet based solicitors? recommened any good ones?0

Good news:j we have made our list of jobs that we need to do, we are going to turn my work room into a second bedroom with his stuff so it'll hopefully look really good!! just need to start clear the clutter out!0
