As pointed out by others the surveyor is not an asbestos surveyor, the items they identify will be the common materials that the surveyor is aware of. I would not take the list provided by this surveyor as a complete list of the materials in the building. Due to the age there is a right range of materials a few the surveyor may not be aware of / recognise such as asbestos paper used in both boiler rooms and as floor linings under lino, so even if the materials identified are cement flues only I would not rely on that being the extent by any means.
For peace of mind in a house of that age I would actually get an asbestos survey undertaken, especially if you intend to undertake any form of renovation.YNWA
