My parents are deperate to sell their house and are looking at using one of these schems. They have made an offer although alot lower than what its on the market for. They accept why this is lower and willing to take the offer in order to get rid of the house.
Does anyone have any experience with these kind of companies. Are they legit? Once the contact and money has been handed over is that the end of it?
The company is www.peakpropertysolutions.co.uk

I'm sure they are legit. They just make a profit from the sellers desperation to sell. They will have the cash available for a quick completion. In an Acapulco hotel:

if you are going down this route, then I strongly suggest that you get at least 3 such companies to view and offer and never pay anything up front."enough is a feast"...old Buddist proverb0

Why not look into house auctions? They will still get a quick sale. Could they rent the house out?
All the best shaz0 -
this is a difficult area, but, the company with the most integrity in this market is A Quick Sale.0

would it not be of more benefit to explain to the estate agent that you want a really quick sale are prepared to drop the price but only want people who are ready to move now looking? make them do something for the money they charge.Time, Tide and Diarrhoea wait for no man.

Cheers guys
They have had 3 offers and this one is the best. Another tried to make them pay for the surveyor if they decided not to take up the offer. Obviously my parents stayed away from this company.
I guess an auction could be viable but if it doesnt sell then they are in the same boat now but have wasted a few months. Might look into it tho.0 -
Go for an auction first and set a reserve ...see what happens...should be quick.
good luck0 -
the thing you need to note with auctions is they are not always the quickest as it depends when in the cycle they are. I tried to enter a property into an auction about 4 years back, but while the next auction was 3 weeks away, entries had closed so I would have to wait 7 weeks for the next available auction and 4 weeks on top provided I sold (no guarantee)"enough is a feast"...old Buddist proverb0

Those companies should be a measure of extreme last resort. You will get ripped off if you go to one - but I guess they operate on the business model of people desperate to sell quickly.
If at all possible your parents should attempt to sell on the open market. Look at typical asking prices in their area then look at the (no doubt derisory) offer from the company. Set the asking price somewhere between the two (nearer local asking prices of course - maybe 5-10% below) and be prepared to settle for anything down to the company's offering price - but you should have a lot of negotiating space to get a better offer.
Use the profits from the sale to rent somewhere decent.--
Every pound less borrowed (to buy a house) is more than two pounds less to repay and more than three pounds less to earn, over the course of a typical mortgage.0
