New House - Advice Needed.

Can someone help. Ive seen a home that i want to buy. Its 199,950 and is offered by bryant homes.
I spoke to the sales rep yesterday and i was asking about carpets for the property and what extras i would need to buy before i move in. I also said 'whats a realistic price for this property'. She said the asking price, but you can take any deal and we will give you 5% of the property as maximum discount - or they would just reduce the price by 5%. I said i want more, she said, they wont go any lower as there prices are realistically priced. (Persimmon have the same type of property - probably better spec - on the same site in there section at £228k).
I walked away and said i would think about it.
What should the next step be.
Problem ive got is its a very propular location and I know they are not strugling to sell them as they released them two weeks ago and they now only have a few of each property type left.
Any advice is greatly appriciated.

A property is only worth what someone is prepared to pay for it.If it ticks all your boxes(Location,size,price etc) then you should go for it.If you don't ,it might tick all of someone elses boxes.In an Acapulco hotel:
