Sloping floor in house I've just bought

Hi Guys,

we've just bought a house which we are absolutely in love with, though as soon as we moved in we bagan finding things wrong with it.
For example: the boiler was dead and needed replacing along with all the radiators, ceiling boards had dropped and need fixing (more cosmetic than anything), the entire garden decking which looks amazing is actually rotted through etc etc.

Though the biggest issue that concerns me is the kitchen floor slopes in the corner. This corner is also a cupboard beneath the stairs . When I put a spirit level on top of the fridge next to the slope a dramatic tilt is evident. Though when I place the spirit level on the floor in the cupboard its completely level???
At first I was convinced this was a joist issue but the room isn’t shaking, there is on a very very slight squeak ….if you stand in just the right spot and really listen for it. I’ve read about houses with built in slopes and am wondering if this could be a possibility??
The house is 117 years old and as far as I recall not built on old mining land.

Did you get a surveyor to look it over before buying?
  • It's 117 years old.

Did you get a building survey?!

Check the floor under the fridge. The fact the fridge isn't level doesn't mean the floor is sloping.

All items should have been apparent before purchasing.

Seems highly unlikely that the boiler and all radiators would suddenly need replacing if the system was working at exchange/completion. Who diagnosed? British Gas by any chance?

Regarding the kitchen floor, it has probably been that way for 100+ years so unless it is causing a problem put the spirit level away.
  • I've heard of house moves falling through, but not after completion....

As above really - did you commission a proper survey on such an old property or did you only have the mortgage valuation done? As anselld says, part of the charm of old properties is their lack of straight lines and right angles so if there is nothing seriously wrong, enjoy the quirkiness of it.

My floor slopes in the bedroom (Edwardian house), and so did the bedroom floor in my last house ('30s). So long as there are no major cracks or sinkage (and you had at least a homebuyer's survey rather than just a valuation), I'd not be too worried.

Also confused about your central heating. Why would all the radiators and boiler need replacing? Surely you just replace the boiler (as I have done in the past and will prob have to do in my current house).
2024 wins: *must start comping again!*
  • Just had my survey back and it explored how level the floors were. That was only a homebuyer one as well. If you paid for a survey, which anyone in their right mind would, it should have come up.
