The tenancy contract renewed each year, so I think its an AST.
I will check in the contract whether the deposit was protected or not.
Also will check what kind of notice it was.

Have read some more information here:
    https://www.citizensadvice.org.uk/housing/renting-privately/during-your-tenancy/if-you-get-a-section-21-notice/
Check the schemes, the contract wont tell you if it actually happened

It's a section 21 notice. According to whats written on there, its an Assured Shorthold Tenancy (AST)

I forgot to add, both parents are under medical treatment. One of them has a heart procedure scheduled soon. There could not be a worse time to evict ...

Like I said it's not going to happen for a while, but best to start getting your ducks in a row. To start with, look on rightmove for suitable properties.

Already got that going but am nervous about them having to fight their case for extension in court. They arent in a position to fight anymore - old and frail describes them well right now.

They have no case for an extension.

DEPOSIT - In the contract is says "Deposit shall be held by the Landlord's agent, as stakeholder, as security for non-compliance by the Tenant with the Tenant's obligations under this agreement. The Landlord's Agent is a member of the Tenancy Deposit Scheme ("TDS")."
